Who is entitled to rent?
The offer is exclusively for students (Bachelor/Master/PhD) of the ZHAW. With a valid confirmation of enrolment you can sign a rental contract.
How do I get a rental contract?
You are welcome to contact us. Fill out the contact form or call us directly.
Can I visit the apartment?
If a room is available or advertised, we can arrange an appointment for you to view it.
What documents do I need for renting a room?
We need the following documents from you:
- completely filled out application form
- current confirmation of enrolment at the ZHAW
- copy of your ID/passport, if necessary a copy of your foreigner’s identity card
- Copy of liability insurance (tenant’s damage insurance is obligatory)
- current debt collection statement
- signed form for opening the deposit account in triplicate (in paper form)
- signed rental contract in duplicate (in paper form)
Liability insurance
The tenants must present a valid liability insurance including the inclusion of tenant’s damages. This must be presented by the time the keys are handed over.
Cancellation/termination period
The rental agreement can be terminated by either party with two months’ notice.
Rental period
The tenancy agreement ends with the notice period or at the end of the following week after exmatriculation.
Registration with the residents’ registration office
- You should register within 14 days at the Gemeine Zell.
- If you move away you have to deregister as well.

Rent deposit
Please leave a deposit of 2’000 CHF in a blocked account. If everything is in order when you move out, this amount will be returned to you.
Handover of keys
The keys will be handed over only after the deposit has been paid and the liability insurance has been presented.
Terms and Conditions
Liability
The hirers are liable for damage or loss of furniture and material caused by themselves or their visitors.
Furnishing and bedding
Each room has its own bathroom with shower, toilet and washbasin. Built-in wardrobes as well as a wardrobe and a bed (140x200cm) are available in each room. The rooms are lighted and there is also a work desk with a chair. Please bring your own pillow, blanket, bed linen and towels.
Cooking
Cooking is allowed only in the kitchen. No cooking or cooling equipment may be installed in the rooms.
Pets
Pets are not allowed.
Parking
The dormitory has no parking spaces available. The train station is a three-minute walk away and by bike you can reach Winterthur in 20 minutes. There are also night buses on weekends.
Bike parking with charging station is available on the ground floor of the building.
Rest periods
The statutory rest periods are from 12 a.m. to 1 p.m. and from 10 p.m. to 7 a.m.. Sundays and public holidays are also rest periods. They apply both indoors and outdoors and on the terrace.
Damage
Damages must be reported immediately. Craftsmen and repairs will be called and organized exclusively by the landlords.
Laundry
In the basement there are two washing towers with washing machine and tumble dryer available for the renters.
A clothesline is also available.
Smoking/ Fire
Smoking is allowed only in the outdoor area. The use of candles is prohibited (fire hazard).
